1. Agreement to Terms
These Terms and Conditions ("Terms") constitute a legally binding agreement between you ("Client", "User", "you") and EliteFin Advisors ("EliteFin", "we", "us", "our"), governing your access to and use of the website www.elitefin.ae and all associated services, tools, and consultations provided by EliteFin Advisors.
By accessing our website, submitting an enquiry form, or engaging our services, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree to these Terms, please discontinue use of our website and services immediately.
2. About EliteFin Advisors
EliteFin Advisors is a mortgage consultancy and financial advisory firm operating in the United Arab Emirates. We act as an independent mortgage intermediary, connecting clients with UAE-licensed banks and financial institutions to facilitate mortgage applications, refinancing, equity release, and related financial structuring services.
EliteFin Advisors is not a bank, does not lend money directly, and does not guarantee the approval of any mortgage or loan application. All lending decisions rest solely with the relevant bank or financial institution.
3. Eligibility to Use Our Services
You must be at least 21 years of age and legally capable of entering into a binding financial agreement under UAE law to use our consultancy services. By using our services, you represent and warrant that:
• You are at least 21 years old
• You are a resident or citizen of the UAE, or are otherwise eligible to obtain a mortgage in the UAE
• The information you provide to us is accurate, truthful, and complete
• You are not acting on behalf of another person without proper authorisation
4. Our Services
EliteFin Advisors provides the following services, subject to these Terms:
a) Mortgage Consultancy
We assess your financial profile and connect you with suitable mortgage products from our network of UAE partner banks.
b) Refinancing Advisory
We analyse your existing mortgage to identify potential savings through bank transfers or better rate structures.
c) Investment Property Financing
We provide strategy-focused guidance for property investors seeking mortgage solutions in the UAE.
d) Equity Release Advice
We advise on accessing the equity in your existing property through appropriate financial products.
e) Mortgage Calculators
We provide free online tools including an Affordability Calculator, EMI Calculator, and Buyout Savings Calculator. These tools are provided for indicative purposes only and do not constitute a financial offer, guarantee, or formal assessment.
f) Bank Comparison and Mortgage Structuring
We compare mortgage products across multiple banks and structure your application to optimise approval prospects.
5. Free Consultation and Fee Structure
Our consultancy services are provided to clients free of charge. EliteFin Advisors is compensated by our partner banks upon the successful disbursement of a mortgage loan. This commercial arrangement does not affect our obligation to provide independent, client-focused advice.
We will disclose any applicable fees or arrangements to you transparently before you proceed with any application. Any third-party fees, including but not limited to bank processing fees, valuation fees, Dubai Land Department (DLD) fees, trustee fees, or insurance premiums, are entirely separate from our services and are the responsibility of the client.
6. Accuracy of Information and Calculator Results
The information provided on our website, including calculator results, blog posts, FAQs, and general guidance, is for general informational purposes only and does not constitute formal financial, legal, or investment advice.
Calculator outputs are based on user-inputted data and standard assumptions. They are indicative estimates only and should not be relied upon as a guarantee of any specific mortgage amount, interest rate, or repayment figure. Actual mortgage terms are subject to individual bank credit assessments, prevailing interest rates, regulatory requirements, and other factors.
EliteFin Advisors makes reasonable efforts to ensure the accuracy of website content, but cannot guarantee that all information is current, complete, or error-free at all times.
7. Client Responsibilities
By using our services, you agree to:
• Provide accurate, complete, and up-to-date personal, financial, and property information as reasonably required
• Notify us promptly of any changes to the information you have provided
• Not misrepresent your financial position, employment status, or other material information to us or to any bank
• Use our website and services only for lawful purposes and in compliance with applicable UAE laws and regulations
• Not attempt to access, interfere with, or disrupt any part of our website, systems, or data
You acknowledge that providing false or misleading information to a financial institution is a serious offence under UAE law and may result in criminal liability.
8. Limitation of Liability
To the fullest extent permitted by applicable UAE law, EliteFin Advisors shall not be liable for:
• Any mortgage application that is declined by a bank, regardless of the reason
• Any loss, damage, or expense arising from reliance on calculator outputs or general content on our website
• Any indirect, consequential, special, or incidental damages arising from your use of our services
• Delays caused by third-party banks, government bodies, or other external parties in the processing of your application
• Any interruption, error, or unavailability of our website or online tools
Our total aggregate liability to you in connection with any claim arising from your use of our services shall not exceed the fees (if any) actually paid by you to EliteFin Advisors in connection with the relevant service.
Nothing in these Terms excludes liability for fraud, wilful misconduct, or any liability that cannot be excluded by UAE law.
9. Intellectual Property
All content on the website www.elitefin.ae, including but not limited to text, graphics, logos, images, calculator tools, and software, is the property of EliteFin Advisors or its licensors and is protected by applicable UAE and international intellectual property laws.
You may not reproduce, distribute, modify, transmit, or use any content from our website for commercial purposes without our prior written consent. You may access and view our website content for your own personal, non-commercial use.
10. Third-Party Services and Bank Partners
EliteFin Advisors works with a network of UAE-licensed banks and financial institutions. We do not control and are not responsible for the products, terms, policies, or decisions of these third-party institutions. Any mortgage product or offer presented to you is subject to the bank's own terms and conditions, which you should review carefully before proceeding.

11. WhatsApp Communication
By contacting us via WhatsApp using the number provided on our website, you consent to receiving responses and follow-up communications from EliteFin Advisors through the WhatsApp platform. Any disputes that cannot be resolved amicably shall be subject to the exclusive jurisdiction of the courts of Dubai, United Arab Emirates.
